Meet Bernstein Realty’s Property Management Department

When you think of a real estate company, you may think of buying, selling and leasing homes. However, Bernstein Realty is a full-service residential real estate boutique, offering a variety of services.

One of Bernstein Realty’s many services is property management, which maintains the relationship between the owner and tenant of a leased property. This department ensures the home is being thoroughly managed, according to the owner’s standards and expectations.

Bernstein Realty’s Property Management Department handles all aspects of managing a property, including tenant procurement, credit checks, employment and rental history verification, make-ready preparations, rent collection, repair coordination, security deposits and more. Members of the department manage a variety of properties for owners who live in town, out of town and overseas.

In certain circumstances, an owner may be sent on international job assignments, and plans to return to Houston after a couple of years. In this case, the owners often prefer to keep their home rather than selling it; therefore, having the home managed while they are away is a perfect option.

There also are times where homeowners have investment properties and prefer to be more hands-off as their property builds equity. Property-management services are a benefit to owners protecting the owner’s investment – whether the owner decides to lease their home or prefers to keep it vacant until they return – is a priority.

The goal of the Property Management Department is to bring peace of mind to clients. If an owner decides to lease their property, having the property managed gives comfort that the lease is written in a way that avoids as many inconveniences as possible, thus providing a smooth and successful process.

Last month, Houston was hit with an unprecedented winter storm, which left thousands of people in the area without power and water and, subsequently, busted pipes due to the freezing temperatures. Before the storm, Bernstein’s Property Management Department made their clients aware of ways they can prepare their home for freezing temperatures, such as wrapping exposed pipes, turning off water at the meter and draining their pipes.

Following the storm, the Property Management Department has been helping its clients who had inevitable damage by coordinating plumbing repairs for those affected by pipe bursts, organizing insurance claims for those homes which were extremely impacted and arranging mitigation companies to minimize the amount of time the home is uninhabitable.

Suzie Davis and Shaye Rodgers are the property managers at Bernstein Realty. They are prompt and efficient in problem-solving when unexpected issues arise, much like last month’s winter storm, and have an extensive list of services. In this industry, this capability is a must-have, and it comes from more than 25 years of experience and countless unanticipated incidents.

Davis and Rodgers truly enjoy what they do and are enthusiastic about meeting new people and working with them on the most valuable assets they have, their homes. This responsibility – to maintain a client’s rental properties is both an honor and a privilege. They have a personal approach in how they work and treat their clients’ homes as if it they were their own.

Bernstein Realty, centrally located in the Memorial area, is recognized as one of Houston’s leading boutique real estate firms and, since 1985, has been offering a comprehensive portfolio of real estate services that meet the needs of its clients in all price ranges.
